Commercial Projects

In the first half of its 20 year history, Redmond invested in existing commercial properties and managed its own commercial property portfolio. We still own and manage a number of those properties.  

Over the last 10 years Redmond has focussed on property development. Our projects typically involve:
(1) identifying underutilised land, (2) feasibility studies (type of building, market competition, conceptual designs, financial modelling, legal due diligence), (3) purchasing or securing the land, (4) preparing the architectural project, (5) getting building permission, (6) attaching commercial elements, e.g. leases with future tenants and (7) selling the fully-developed project or carrying out the construction based upon a forward sale agreement.

Until now we have worked with both greenfield and brownfield sites of between 600 m2 to 8,000 m2 land area. We have also entered into joint ventures with landowners who wish to remain involved.
